Complying Development Certificates

Complying Development Certificates (CDC) are a fast-track way of obtaining a building approval quickly and efficiently without the need of obtaining a development application through council. The CDC approval can be issued by a registered building certifier. 

Principal Certification

The Principal Certificate will undertake mandatory inspections at different stages during the construction. The PC will advise the owner, or the builder of any issues identified during the inspection. These items will need to be rectified and satisfied by the PC prior to moving onto the next stage of construction. The builder must advise the PC when the building has reached the inspection stages. The required inspections will be listed in the quoting stage and also in the building approval documentation.

Construction Certificate

Construction Certificate (CC) is required after a Development Consent has been issued by Local Council. A Construction Certificate must be obtained prior to commencing any building works. Prime Building Approvals can issue Construction Certificate, act as the Principal Certifying Authority (PCA) and Issue Occupation Certificates (OC’s) on residential development. 

Occupation Certificates

An Occupation Certificate is issued by the appointed Principal Certifying Authority (PCA) under the Environmental Planning and Assessment Act 1979 (EP & A Act) allowing a person to occupy and use a new building or part of a building renovation. An Occupation Certificate means that the building has been constructed safely, and compliant with the Building Code of Australia. The Code Sets required standards for the design and construction of various classes of building to protect health, safety, and amenity. Prime Building Approvals can issue an Occupation Certificate as the Principle Certifier. 

Building Code of Australia

The Building Code of Australia (BCA) is contained within the National Construction Code (NCC). The BCA provides the minimum requirements for safety, health, amenity and sustainability in the design and construction of new buildings and new building work in existing buildings throughout Australia. The objective of the BCA is to achieve an acceptable degree of structural adequacy in buildings and to provide safe, healthy conditions and basic amenities for building occupants through efficient and cost-effective building requirements.

Swimming Pool Compliance Certificate

Swimming Pool Compliance Certificates must be issued to ensure the swimming pools are safe to use and that pool safety requirements have been installed correctly in accordance with the pool regulations and safety standards implemented by the Australian Government reducing the risk of accidents occurring.
